Would you be interested in a sports coffee shop? It would have tv’s always tuned into ESPN or the golf channel, Mike and Mike in the morning, and so on. There are health code requirements that generally govern much of your construction costs, too, such as sanitary drains in kitchens, hoods and vents in grill areas, electrical and plumbing work code for utility work in food prep areas, etc. Make sure you are working with an architect and builder with restaurant or restaurant renovation experience in your neighborhood.

But your per sales costs will be highest in this kind of operation, and your profit margins lowest, because you are using paperware, individual portion condiments, and outside baked goods, all of which are essentially variable cost items that don’t really scale well for volume operations, and whose costs are hard to control. They also don’t generate any brand loyalty for your operation directly.

At the other end of the scale, for a roasting on premises operation, using automated machines like Starbucks, with a kitchen that includes baking equipment and space, a bar for evening menu, and 50 tables in a stand alone building, you could be talking mid 6 to low 7 figures, in many cities in America, to more than that in L.A. or NYC.
